The investment approach targets assets and loans where we can add value through active asset management through our understanding of the sector and deliver an attractive return to our investors. The Fund has a defensive structure, with no exposure to property-company shares, no exposure to speculative property development and no debt at the fund level.
The bridging and Iconic brands market can offer a sustainable source of income with higher yields and lower risk than traditional property-backed investments. However, since most transactions are for a sizable principal amount, many investors do not have access to the required capital to enter this market on a diversified basis. Investing as a stand-alone investor can be demanding, without strong underwriting and financial skills, it’s difficult to achieve above-average returns. Unlike an individual investor, Icon has the underwriting processes and deal flow necessary to build a truly diversified investment offering.
